Know What the Advert Actually Produced

Property advertising is judged on cost per lead. Lodeward judges it on cost per booked viewing. Every enquiry is answered and qualified in seconds, tagged to the advert that produced it, and the budget moves to the adverts that produce real viewings.

Three Problems Every Brokerage Has

Cheap Leads Are Not Buyers

An advert can deliver two hundred enquiries and produce no viewings, while a dearer one produces five. Cost per lead cannot tell the two apart. Cost per viewing can.

Enquiries Go Cold in Minutes

A buyer usually contacts several agencies at once. Lodeward replies in under ten seconds, asks about budget, area and timing, and scores the answers before anyone else has opened their inbox.

Nobody Owns the Link to the Deal

The agent knows who viewed the property. The advertising never finds out. Lodeward records the result against the advert that produced it and moves next week's budget to what worked.

Pricing by Seats and Volume

Every plan includes the whole product. Nothing is held back for a higher tier. Plans differ only by seats, lead volume and support.

How It Works in Five Steps

1

Create Adverts

Add the listing once. Lodeward writes and builds every advert variant from it, on brand, inside the app.

2

Run on Meta

Set a budget. Lodeward places the adverts on Facebook and Instagram under your own advertising account, never ours.

3

Capture the Lead

Every enquiry lands straight in Lodeward, tagged to the advert and the listing that produced it. Nothing sits in a Meta inbox.

4

Answer and Score

Lodeward replies in under ten seconds, asks about budget, area and timing, and scores how serious the buyer is.

5

Tick the Viewing

The agent ticks one box: viewed, offered, or nothing. Lodeward then moves budget to the adverts that produced real viewings.

Where the Loop Usually Breaks

Most tools hand over the enquiry and stop. The two steps that decide whether the money was well spent, qualifying the enquiry and recording whether anyone viewed the property, are left to you. Lodeward runs all five.

The usual stack

Enquiries arrive in an inbox or a portal dashboard, and an agent replies when they have time. Whether anyone actually saw the property stays in that agent's head, or in a spreadsheet that is never compared against the advertising.

Budget then moves on cost per lead, because that is the only figure anybody has.

With Lodeward

The enquiry is answered and qualified in seconds, tagged to the advert and the listing. One tick from the agent records whether it became a viewing.

Budget moves on cost per viewing. The cheap advert that produces enquiries but no viewings is switched off.

Same Property. Same Budget. Same Month.

Two adverts for one villa, USD 1,600 behind each. On cost per lead, the second advert is the clear winner. On cost per viewing, it is five times worse. This is the figure Lodeward puts in front of you, and the reason it moves the money.

For comparison, a lead bought from a Dubai property portal costs roughly USD 70 to USD 135 before anyone has spoken to it. Figures above are an illustration of the calculation, not a performance claim.

FAQ

How do I put a property in and get the adverts running?

You add the listing once, either by pasting the link or entering the details. Lodeward reads it and drafts four adverts from the same property, each taking a different angle: the location, the build and specification, the return for an investor, and the lifestyle. You approve or edit them, set a total budget, and they go live under your own advertising account with the budget split across the four. From then on every enquiry is tagged to whichever of the four produced it, which is what lets you see, a fortnight later, that one angle produced five viewings and another produced none.

Do I need a CRM to use Lodeward?

No. Lodeward holds the lead, the advert it came from, the score and the outcome itself. That is all the closed loop needs. Existing routes to the same result require a customer relationship system, someone technical to connect it, and about a month before it is worth anything. Lodeward works on the first day with none of that.

Who pays for the advertising?

You do, directly to Meta. The adverts run under your own advertising account and Meta bills your card as usual. Lodeward never handles the money. It only changes how much each advert is allowed to spend.

Why does someone have to tick the outcome by hand?

Because the outcome happens away from any screen. Someone either attended the viewing or they did not, and no system can observe that. Only your agent knows. Anything automatic would be a guess presented as a fact, and the whole value of Lodeward is that the outcome figure is true. It takes about twenty minutes a month.

How is this different from tools that just send me the leads?

Most tools stop once the enquiry reaches you. Qualifying that enquiry and recording whether anyone viewed the property are left to you, which means the advertising is judged on cost per lead. Lodeward runs those two steps as well, so the advertising is judged on cost per viewing.

How quickly does the budget move?

Weekly, not daily. Meta relearns an audience whenever a budget changes sharply, and that relearning costs money, so Lodeward moves in measured steps once a week and only after an advert has produced enough outcomes to mean something. Daily changes would chase noise.

Does Lodeward work outside property?

The method fits any business where an enquiry turns into an offline result. Lodeward is built for property first, because the qualifying questions, the scoring and the outcomes have to be specific to the work in order to be any good.
